We offer a comprehensive view of the rental market, featuring historical rental prices, detailed property reviews, and ratings. Our efforts are particularly concentrated on Rent Pressure Zones (RPZs). We’ve identified over 1,000 properties charging rates over 2% in recent months, underlining our commitment to advocating for fair pricing. In an innovative move, we've transcribed over 15,000 Residential Tenancies Board judgements. This allows users to determine if a landlord or tenant has previously been involved in legal disputes, such as issues concerning deposit returns, evictions, or unpaid bills. While these reports are publicly available on the RTB website in PDF format(meaning that Google does not index the reports), we uniquely integrate them into our platform, making them accessible and viewable on HowMuchRent.com.
We firmly believe that rental charges and deposit handling require reform. We advocate for all rents charged by landlords to be public information and for tenants deposits to be held in escrow. The RTB was mandated to offer a Rental Deposit scheme 9 years ago(https://www.irishexaminer.com/news/arid-41315608.html), yet no action has been taken since. At the time we lived there in 2019-2020 it was a very old building that needed significant renovation. It was very cold and damp there, to the point where the walls in the bedrooms were frequently wet and the fixture for the showerhead kept falling out of the wall in the downstairs bathroom due to the plaster crumbling away with the damp. There was a significant amount of mold growing in every room, and one upstairs bedroom had mushrooms growing on the inside of the windowsills due to damp and poor ventilation. The furniture and carpets were quote old and worn. The kitchen/living room to the back of the house seemed to be an extension, and the floor felt as if the carpet had been put directly onto concrete - at one part of the floor there was a square that had a different feel to it and clanked when you stepped on it as if there was a manhole cover or similar underneath. There was a very small outdoor area to the back, which had a lot of rats towards the end of the tenancy (the property is next to a supervalu storage yard and an empty site with long grass so it may be from there, I'm not sure). We also had problems with people coming from the nearby park leaving their rubbish in our bins outside, so they were frequently full.
