Given that rent is often the most significant monthly expense for individuals, HowMuchRent.com endeavours to provide renters with crucial context before making a new place a home. We are committed to preserving the narrative of countless rental stories, both positive and negative, that would otherwise remain untold.

Designed with Tenants in Mind

Unlike platforms that primarily serve landlords, HowMuchRent.com is built with the tenant at the forefront. We offer a comprehensive view of the rental market, featuring historical rental prices, detailed property reviews, and ratings. We invite everyone navigating the Irish rental market to join our mission of promoting transparency and accountability by contributing their reviews and rents to HowMuchRent.com Our dedication to fostering a culture of transparency aims to mitigate the challenges posed by less reputable participants in the Irish rental sector.

Focused Efforts on Rent Pressure Zones (RPZs)

Our efforts are particularly concentrated on Rent Pressure Zones (RPZs). We’ve identified over 1,000 properties charging rates over 2% in recent months, underlining our commitment to advocating for fair pricing. In an innovative move, we've transcribed over 15,000 Residential Tenancies Board judgements. This allows users to determine if a landlord or tenant has previously been involved in legal disputes, such as issues concerning deposit returns, evictions, or unpaid bills. While these reports are publicly available on the RTB website in PDF format(meaning that Google does not index the reports), we uniquely integrate them into our platform, making them accessible and viewable on HowMuchRent.com.

Advocating for Reform in Rental Charges and Deposit Handling

We firmly believe that rental charges and deposit handling require reform. We advocate for all rents charged by landlords to be public information and for tenants deposits to be held in escrow. The RTB was mandated to offer a Rental Deposit scheme 9 years ago(https://www.irishexaminer.com/news/arid-41315608.html), yet no action has been taken since. The house itself is fairly well-equipped. The bathroom situation was 1 toilet + sink for the upstairs tenants (2 twin rooms) and one shower + toilet + sink downstairs for all tenants to shower in and all downstairs people (one tenant + the 2 landlords) to use the toilet. The landlords (downstairs) had a shower only in their bedroom, but used the main bathroom toilet. The shower was on a coin-operated timer so after 6 minutes and 57 seconds, the water would cut off. This coin slot is outside of the bathroom so it was fairly inaccessible to “resume” the shower by simply putting another coin in if the water cuts off without finishing. The landlords provided one coin a day, so any more showers would need to be paid for by the tenants. The kitchen is very large and had plenty of fridge, freezer, and cabinet space for all tenants. The living area was available with a television, but almost permanently occupied by one or both of the live-in landlords, including one that slept in a recliner there every night. There is one washing machine and no dryer, but there is a covered area outside and several clothes racks to dry. Personally I found the kitchen space and amenities a big plus, but the bathroom and especially shower timer situation negative. There is a centra about 2 minutes walk away, a lidl about 13 minutes walk away, and the Blanchardstown shopping centre with many shops, a library, an Odeon cinema, and more about 20-25 mins walk away. The lidl and shopping centre are both reachable by bus, as the 39 and 39a (which has a stop about 2 mins walk from the house) stop right in front of both.
